From Scratch: This option means taking the roof off of your current home, and building a second story in its place. While this sounds intense, it can be done and is fairly common. Since you’d be mirroring the existing footprint, you’d be able to double your square footage quickly.
Replace the Roof: In this case, you would sever the roof around its edges, lift it up temporarily, build and frame your new level, and put the roof back in place.
Expand: If your home has a flat roof garage or porch, you may be able to expand a current second floor out over it to expand your second story footprint.
Off-Site Build: A modular design, built off-site, and then brought fully built to your home is often the quickest and most cost-efficient way to give your home a second story.
